Southland Mall, a long-standing Town of Cutler Bay icon, is on the verge of a transformation, rewriting the narrative of the center. Purchased by American Landmark in 2021, the redevelopment is underway, and Urban Retail Properties, LLC, is managing the project. Southplace City Center (Southland Mall) will be a charming, self-contained community with a new vehicular entrance directly off US 1, featuring a welcoming entrance square with a large fountain, along with abundant green space, bike and golf cart trails, walking trails, a trolley system, and a pedestrian bridge connecting the community to the new bus rapid transit stop and easy access to public transit – specifically, the soon to be open Miami-Dade SMART Plan mass transit route adjacent to the property.
The redevelopment is underway. The former Kmart/Ross building and Sears buildings are being redeveloped to include approximately 1,650 residential units. At full build-out, Southplace City Center will consist of approximately 5,000 residential units and 500,000 SF of retail space with dining and entertainment venues at the existing mall. The new residential buildings will offer a diverse range of market-rate apartments designed to cater to a full spectrum of household budgets.
The center is actively negotiating with national retailers, restaurants, and entertainment attractions. National tenants appreciate the value proposition of Southplace’s “live-work-play” development. Tenants are prioritizing new store locations in developments like Southplace over traditional retail settings. Retailers are following consumer’s preference to reside in “live-work-play” communities. An International Council of Shopping Centers study found that 78% of adults would like to reside in a “live-work-play” community.
